We thought you would be interested in a plain English,
easy to understand, guide to what we will actually do to produce your HIP:-
- Your estate agent will supply you with our simple, straightforward HIP contract authorising us to proceed with the preparation of your HIP.
- Immediately on receipt of your contract your property details will be uploaded into the Internet based HIPsWorld software and we will prepare the index and sale statement elements of your HIP.
- We will also download from the Government Land Registry the legal content of your HIP.
- At this early stage we will also give your contract details to one of our friendly, qualified Domestic Energy Assessors who will be in touch with you very quickly to make an appointment to visit your property to prepare the Energy Performance Certificate.
- The Domestic Energy Assessor will upload the Energy Performance Certificate directly to us within a day or two of his visit.
- Our directly employed search agents will contact your local council and make an appointment to attend the council offices to produce a local authority search report, which will again be electronically uploaded to your HIP.
- We will immediately commission a water and drainage search from the water company appropriate to your property and, once received, we will incorporate the search into your HIP.
- If you have provided us with your email address we will email a copy of the HIP to you.
- Once all these documents are received by us we will collate them and build your HIP.
- Both an electronic copy and a professionally printed hard copy will be send to your estate agent. The HIP will be branded with your estate agents corporate design and will be of assistance in the successful marketing of your property.
- If you are using Cook Taylor Woodhouse as your solicitor we will ensure that a copy of your HIP is immediately emailed to your individual solicitor or conveyancer, thus enabling him/her to utilise your HIP immediately in the sale conveyancing process, and so hopefully enabling your sale to progress more quickly and efficiently (remember you will obtain your HIP at a specially reduced rate if you instruct Cook Taylor Woodhouse to deal with your conveyancing).
